Every property you own is sitting on rebates. We find the biggest ones and go get them.

Counties, cities and utilities pay property owners to manage rain and save water. Across a portfolio that adds up fast, and nobody on staff is paid to go get it. We screen every address, file every claim and line up the build.

Who this is for

If you own, manage or sit on the board of property, there is a version of this for you.

🏢

Multifamily and portfolio owners

Screen hundreds of addresses at once. We show you where the biggest money is and which properties to start with, then work the top of the list one by one.

🏘️

HOAs and condo boards

Approve one standard upgrade spec for the neighborhood and let every homeowner claim their own rebate through Rainplan, with the board's work done once.

⛪

Churches, schools and nonprofits

Big roofs, big lots, tight budgets. Programs often pay more for institutional sites, and the claim work is the part we remove entirely.

🅿️

Retail, office and industrial

Parking lots due for repaving are the best candidates there are. Permeable paving can turn a maintenance cost into a funded improvement.

🏛️

Washington, DC commercial sites

In the District the project can be fully funded through Stormwater Retention Credits, at no cost to the owner. See the SRC program.

🖥️

Data centers and large water users

Visible, local water benefit delivered on the ground where you operate, structured for independent verification. Ask us about it on the call.

What we do for you

One team, four jobs. Use the ones you need.

01

Find your biggest opportunities

Give us the address list. We run every property against 1,400+ programs and come back with more than a list of rebates: a ranked view of where the real money is, which properties to start with, what to build there and why. You see your top opportunities first, not a spreadsheet to decode.

02

Incentive files and claims

For each property we pursue, a Rainplanner builds the incentive file (property record, site assessment, measured scope, program rules, working rebate figure), prepares the application and manages it to payment.

03

Vetted bids

Scoped projects go to the Provider Network as bid-ready notices. Providers who have done this exact work compete on a standard form, so bids are comparable and built to program rules.

04

Project sponsorship

When the obstacle is capital, Rainplan can sponsor the project cost and pay the provider directly, with repayment on terms set in writing first. How Project Sponsorship works.

Why owners bring us in

The money is budgeted. Nobody on your staff is paid to chase it.

  • No headcount. You get an incentives team without hiring one. We are paid per claim and per project, never a retainer you have to justify.
  • Standing relationships with programs. We work with program administrators every week, which means faster answers, cleaner applications and fewer surprises at inspection.
  • Projects engineered for the maximum. We size the scope to the program's cap and rules, so you are not leaving money on the table or building something that gets denied.
  • Capital is optional. Between rebates, sponsorship and, in DC, credit-funded projects, many upgrades reach the site with little or none of your capital.

Clean Water Partnership, Prince George's County

Rainplan's founders built and led the Prince George's County Clean Water Partnership, one of the largest community-based stormwater programs in the country. We know how programs decide, because we have been the ones deciding.

Credit-funded commercial sites in DC

Yellow Cab of DC, Southern Homes and Gardens, Stoddard Baptist Nursing Home: hundreds of thousands of dollars of stormwater improvements, delivered at no cost to the owners. The SRC program.

The largest incentive database for water

1,400+ programs across all 50 states and DC, maintained by our incentives team and matched to the parcel, not the zip code. 19,500+ property owners and 100,000+ searches run on it.

How an engagement runs

From address list to funded projects.

You · one email

Send the addresses

A spreadsheet, a PDF rent roll, whatever you have. One property or a thousand.

2
Rainplan · days

Your opportunities, ranked

Every property ranked by how much is available, how well the site fits, and how easy it is to capture. The biggest wins at the top, with the programs behind each number.

3
You · pick the sites

Choose where to start

We recommend a first wave, usually the handful of properties that hold most of the money. You decide. Each one gets its own incentive file, claim and plan.

Claims, bids, build

We file, bring bids from the Provider Network, and where wanted, sponsor the project cost. You get a status view across every site.

Common questions

What owners and boards ask first.

What does the screening cost?

The portfolio review call and a first look at your biggest opportunities are at no cost. A full ranked review across a large portfolio is priced on the call, and in most engagements it is credited against the claim work that follows.

How do you charge for claims and projects?

A flat fee per claim, the same structure our residential owners pay, priced for portfolio volume. Providers in the Provider Network pay us when they win a project. Project Sponsorship carries a sponsorship charge that is stated in writing before anything is agreed. No percentage of your rebates.

Can you work with our existing contractors?

Yes. We file and manage the rebates either way and give your contractors the program's build requirements. If you would like competing bids, your scopes go to the Provider Network at no cost to you. A contractor you bring in on a sponsored project passes our vetting first.

Which upgrades qualify?

Permeable paving and parking, rain gardens and bioretention, green roofs, cisterns and rainwater harvesting, turf replacement and native landscaping, tree planting, downspout disconnection and more, depending on the program. The screen tells you which apply at each site.

We are an HOA. How does the one-spec approach work?

The board approves a standard upgrade spec, for example a permeable driveway retrofit, and Rainplan sends it to every homeowner with their own address-level rebate figure. Each household claims through Rainplan; the board's work is done once. Ask us about the pilot on the call.

Do you operate in our state?

Our database covers all 50 states and DC, so the screen works anywhere in the US, and so do claims and scopes. Provider Network depth varies by area; where it is thin we work with your contractors or recruit for the project.
